How do you find a builder?

Basically my wife and I live in the Houston TX area and want a modest mid century modern home. Unfortunately everything that's under $1m (not our budget) has been molested by flippers and I refuse to pay $80k more for a house because they watched HGTV and used cheap paint and subway tile to ruin everything.
Anyways, with the lack of original options available, we might just have to build.
Say we buy land, it's ready to be built on, and we have a design made. How do we go about finding someone to actually build it? All I can find are the "custom home builders" (read: pick 1-3 floorplans in this new subdivisions and we can change flooring and countertops for you) but nobody to build a 1 off house.

- Is it cheaper to build a home than to buy a home in this market?
- Do I have to own a lot first? I was on YouTube and someone said that they used a home builder they had their own lots that you can use for construction.
- Overall I just want to know. Like the types of loans, how does it all start as far as getting land if I even have too, how is it working with home builders vs getting plans and getting people in construction?
Lol I’m just so lost on this and I can’t find clear answers obviously there might be a lot to talk about with this so if you guys have any helpful links about this too I’d appreciate it!
Top Comment: Well to answer the title question there are about 40+ steps to the building process. The finance process is a whole other animal and has a multitude of steps as well. Pricing is always dependent on the finishes you want, raw material cost, and raw land cost. It really depends on to many factors to compare. I would say you can get a 30yr old house 1800 sqft for cheaper than you can build new (again it really depends on location). You don’t have to own the lot first. You can find your lot when you are ready or buy the new construction home from a contractor that already has a lot. Some of my clients have lots some don’t. Best bet is to get a construction to perm loan so you have one closing. You can also buy your lot separately and then either you or contractor can get a construction loan (When the house is finished you’ll have to go get a regular mortgage). It cost you more doing it the latter as you’ll be paying closing cost for each loan closing.

I've been in the process of may be purchasing a home through a large home builder but the reviews and stories of some folks scared me. I know this can be unfair since I work for a big company and they get bad reviews but they're pretty good to me so it can be very divisive. Anyway im planning to purchase a home soon and was looking for options/ideas since I have no idea where to start? I tried looking to see if there was a FAQ but I didn't see one.

Looking for single family home builders recommendations

Home details - 4 beds, 3 bath, bigger kitchen, at least 2 car garage, some yard, no HOA, good school district. My budget is around 800K.

Contractors and builders of reddit, talk me out of building a house over buying a project home

Sorry if this is the wrong sub. Abridged, budget is $200k, we are in an area where average cost is $400-$600k. We were in the process of closing on the ONLY house in our budget in a 40 mile radius when the seller sold out from under us and ghosted.
I did roofing in highschool, not that complicated especially if I design a simple roof, just very laborious.
I did plumbing and electrical work in college.
I've done (non-load bearing) framing and drywall.
Extended family member is a mason and willing to help with a foundation.
This area has a ton of demolition sales where large unaffordable houses are demolished for condos. I can buy at least some of the materials for pennies on the dollar. I figure I can drop a shipping container on a lot an stockpile material when I find it cheap.
I can buy house blueprints that spell out all the code/material requirements for $2k.
I have a remote job with hella flexible hours.
Location is Eastern PA, De, or NJ. Where ever I can afford and permit.
Other than the endless hours of backbreaking work....What reasons should I continue hunting for a house to restore over just building one from scratch.
Top Comment: If you are in a relationship, ensure your partner CLEARLY understands the expected completion timeframes/time commitment and is ok with it. Truly BUILDING your own home has cost more than 1 person in my friend group their relationship.

Hi everyone, i read a lot of negative reviews about Lennar, DR Horton, Toll Brothers... and I need help choosing the best homebuilder to go with. Any advice for New construction in Florida (space coast)?
